  • 開餐廳裝修費好高,做得短時期就要搬舖好難回到本,業主可能知道咁因此開業一年後刻意大幅提高租金。如何避免?

一般1200′港式麵食餐廳,現時裝修工程連按金等費用,大約$2.5M-3M

我地計PnL一般預24個月回本,所以預左頭2年都係白做,所以會同業主傾租時提出3+3,即係3年梗約+3年生約,

梗約期內租金固定不變或者每年加2-5%,而到3年後生約開始,就按市值租金調整,「唯加幅不可超過現行租金15%

咁樣就可以係回本期內限制業主大幅加租既舉動!

不過有一樣條款叫Sales and Redevelopment (S&R) 通常出現於大業主租約,大概內容係業主可將單位/整個商場轉售予他人,業主有權6個月通知租客離場,咁就真係NO SAY啦~

依條條款通常係向中小企埋手,當你分店數目有番40間以上,而大部分都係大場或自置物業時,大業主就會視你為Anchor Client (大客),到時就可以係簽約前同佢地傾S&R條款取消!
