儘管賣方可直接和買方交易,但雙方通常都會委託地產代理,並經過下列階段進行交易:

物業買賣程序之概述

i) 賣方找地產代理/地產經紀出售物業(即「放盤」),而買方找地產代理搜尋合適的物業。雙方均可委託超過一間地產代理﹔

ii) 買方視察物業,並與賣方或其地產代理討價還價﹔

iii) 賣方與買方就已選定的物業簽訂臨時買賣合約,該臨時合約通常由地產代理提供,而買方亦同時要繳付臨時訂金(俗稱「細訂」)﹔

iv) 賣方與買方各自委託事務律師。賣方律師草擬正式買賣合約,由買方律師審核,雙方透過律師就合約條款達成協議後,便會簽訂正式買賣合約,買方亦同時要繳付加付訂金(俗稱「大訂」)﹔

v) 於完成交易當日(交樓日),賣方交付物業予買方,而買方須繳付樓價的餘款。買方律師草擬轉讓契,由賣方律師審核,雙方簽訂轉讓契。
