甲廈租金年內料升 中原:幅度5%至7%

近期甲廈屢錄大手買賣,成為市場焦點,中原(工商鋪)預期,今年內核心甲廈租金有望再升逾5%。
中原(工商鋪)董事總經理潘志明指,近期大手成交以商廈較受捧,相信下半年仍以此為主導。該行寫字樓部顧問陳雁樓稱,目前甲廈空置率低企,料未來核心區商廈有望首現每呎逾4萬元成交,下半年甲廈租金料再升5%至7%,惟東九龍潛在由於供應多,未來或逆市下跌。

甲廈呎價料見四萬元

鋪市氣氛未見好轉,雖然不少業主願意減租,惟核心區街鋪空置率仍高。該行指出,四大核心區鋪空置率未見明顯減少,當中銅鑼灣更升至6.8%,較去年底略增,下半年鋪租將再跌5%至10%,但在業主擴闊議幅下,租務交投可望上升10%。
中原(工商鋪)商鋪部董事黃偉基表示,上半年鋪市十分疲弱,業主紛減租及擴闊議幅,但四大核心區吉鋪仍多。根據該行數據顯示,銅鑼灣最新空置率達6.8%,較去年底的6.6%微升。至於尖沙嘴、旺角及中環,分別亦錄8.5%、8.9%及6.1%,與去年底相若,顯示核心區吉鋪仍多。銅鑼灣鋪空置6.8%
黃氏預計下半年鋪租將再跌5%至10%,並進入尋底階段,業主減租下,租務望上升10%,即每月平均約220宗。
不過,盛滙基金創辦人及行政總裁李根興表示,鋪價跌至谷底,預計下半年見底回升,現時部分民生區樓上鋪呎價較工廈更低,別人恐懼我貪婪,下半年將積極入市,大膽還價。目前銀行對於鋪位開始估到價,乃鋪市回暖先兆。
