住宅、商廈或新式寫字樓，多只會提供單相電，舊式工廈則以三相供電為主。所謂「一相」，即一組電圈所產生的電流，「三相」則代表有三組線圈。由於發電的基本原理，是由一個線圈切割磁場而產生電流，當線圈轉動方向與磁力線平行時，就無電流產生。三組線圈同時轉動，每組相隔120度，便屬最佳效能、功率。
一般電器所需的功率不大，只需單相供電已足夠。然而，部分倚賴重型機器生產的工業，如：塑料、光碟工廠，則必須以三組電源推動。若以單相供電，所需的電流便會非常強大，電力公司亦不容許。由於舊式工廠的配電箱電量較大，亦適合作數據中心使用，因此，仍能吸引部分新行業進駐舊式工廈，投資價值未必比新式工廈遜色。
