應否將「住宅」套現投資「工商舖」?

如果你沒有自住單位,當然應該先買樓自住。

如果你已經有一個自住單位,想多買一個單位收租,則視乎你的投資取態,如果你相信樓市不會大跌,想穩穩定定的收租,第二個單位都可以是住宅,始終住宅的租金回報比較高,亦相對容易租出。如果已經有住宅收租,又或者對住宅市場信心不大,擔心三年內會加息、會調整,那麼是時候考慮投資工商舖了!

除了因為想進攻,想投資賺錢,最主是考慮防守!如果將套現資金全數買入住宅,豈非全部被SSD
鎖住?正如你想到的問題,如果三年內市場逆轉,豈非不能套現?

若將部分資金轉投工商舖,必要時可以沽出部分物業,大不了平手,甚至蝕些少離場,反正只有四成按揭,蝕讓一成,還可以取回相當於樓價五成的資金。就算不用作救亡,用來撈底也不錯,如果沒有現金,就算有機會,都抓不住!
