發展商或業主立案法團聘用大廈管理人（或大廈管理公司）去管理大廈，他們主要負責安排保養及維修大廈的公用地方、保持清潔、安排保安服務及監督收取管理費。
《建築物管理條例》授權業主立案法團，去監察大廈管理人提供的服務及用作管理和保養工程的開支預算。業主立案法團作出的議決必須由各個單位的業主投票通過。當法團成立後，大廈管理人便要對法團負責，而法團亦有權解僱大廈管理人。
